What you can expect from us, and what we expect from you. Written to be read, not skimmed.

Acceptance
By using monoboard.ai — the marketing site, the product application, or any related service — you agree to these terms. If you don't agree, don't use the service. If you're using monoboard on behalf of a company or other entity, you confirm you have the authority to bind that entity to these terms.
What monoboard is
monoboard.ai is a multi-party operating system for residential construction projects. Homeowners, general contractors, designers, and subs use a shared workspace to track budgets, scope, schedule, and decisions. AI features draft change orders and flag risk for human review.
monoboard is software. It is not legal advice, accounting advice, engineering advice, construction supervision, or a substitute for licensed professionals. Decisions on your project are yours.
Early-access cohort
During the Atlanta cohort phase, monoboard is offered at no cost in exchange for active feedback. By joining the cohort you agree to:
- Use the product on at least one real residential project.
- Provide honest written or recorded feedback when asked, at reasonable intervals.
- Accept that the product is pre-release. Features may change, rough edges exist, and we will ask you to test new functionality before it's polished.
- Allow us, with your prior approval, to anonymize and reference outcomes (e.g. "an Atlanta renovation caught $14,000 in unbilled change orders") in marketing materials.
We will not name you, your project, or your address in any public material without your written approval per asset.
Eligibility
You must be at least 18 years old and able to enter into a binding contract under applicable law. monoboard is built for residential construction projects in the United States. If you're using it elsewhere, do so at your own risk and check your local rules.
Your account
- You are responsible for keeping your login credentials secure.
- You are responsible for activity that happens under your account.
- Tell us within seventy-two hours if you suspect unauthorized access: security@monoboard.ai.
- Workspace owners (typically the homeowner or GC) control who has access to a project and what role each party plays.
Your data
You own your project data. We process it on your behalf to deliver the service. Specifics on collection, storage, and rights are in our privacy policy.
You grant us a limited, non-exclusive license to host, store, transmit, display, process, and analyze your data for the purpose of operating monoboard for you. This license ends when you delete your data or close your account.
You confirm that the data you upload is yours to upload — or that you have permission from the party it belongs to. If your project involves third-party content (architectural drawings, vendor specs, photographs), you are responsible for the rights to share it inside the workspace.
AI features
monoboard uses AI to draft change orders, summarize project activity, and flag risks against budget, scope, and schedule.
- Drafts require human approval. No AI-generated change order, email, or schedule update is binding or sent until a human with appropriate authority approves it.
- AI can be wrong. Treat its outputs the way you'd treat a junior team member: useful first drafts, never the final word.
- Your data is not used to train models. We contract with LLM providers under zero-data-retention terms.
- Governance applies. All AI behavior is governed by our published Agent
Governance Constitution, available on request and on
monoboard.ai/governanceat general availability.
Acceptable use
Don't use monoboard to:
- Break the law.
- Defraud, deceive, or coerce a party on a construction project.
- Upload malware, exfiltrate other tenants' data, or attack our infrastructure.
- Reverse-engineer, decompile, or copy the product to compete with us.
- Resell access to your workspace without our written approval.
- Harass any party — your contractor, your client, your sub, our team.
We can suspend or terminate access if we believe in good faith that you've violated this section. For severe violations (active attacks, fraud, illegal activity), we may act immediately and notify you after. For everything else, we notify first and give you a chance to fix it.
Fees
During the Atlanta cohort phase, the product is free. We have not published pricing for the general-availability product. When we do, we will:
- Give cohort participants at least sixty days' written notice before paid pricing applies to them.
- Honor your cohort feedback with a meaningful discount on the first year of paid use.
- Publish the pricing publicly. No private pricing for tier-shopping reasons.
Termination
You can close your account at any time by emailing hello@monoboard.ai. We will export your data on request and delete it within thirty days, subject to legal retention obligations.
We can terminate your account for material breach of these terms, prolonged inactivity (over twelve months on a free account), or if we discontinue the service. If we discontinue, we'll give at least ninety days' notice and provide an export of your data.
Disclaimers
The service is provided "as is" and "as available." We don't guarantee uptime, error-free operation, or that monoboard will fit your specific project. We make no warranties beyond what is required by law.
monoboard is not your contractor, designer, architect, or accountant. Decisions on your project — what to build, who to hire, what to pay, what to sign — are yours and the licensed professionals you engage.
Limitation of liability
To the maximum extent allowed by law, our total liability for any claim related to monoboard is limited to the amount you paid us in the twelve months before the claim arose. During the cohort phase this amount may be zero — meaning your remedy is the right to stop using the service and recover your data.
We are not liable for indirect, incidental, consequential, punitive, or special damages, including lost profits, lost project margin, dispute costs, or schedule overruns.
Some jurisdictions don't allow limits like these. If you're in one of them, the limits above apply only to the extent permitted by your local law.
Governing law
These terms are governed by the laws of the State of Georgia, United States, without regard to conflict-of-laws principles.
Any dispute will first go through good-faith direct discussion between you and the founder. If that doesn't resolve it within thirty days, disputes will be heard in the state or federal courts located in Fulton County, Georgia. Both parties consent to that jurisdiction.
Changes to these terms
We may update these terms. For material changes (anything affecting your rights, fees, or
data handling) we will notify active users by email at least thirty days before they take
effect. The "Last updated" date at the top of the page reflects the current version. Past
versions are archived at monoboard.ai/terms/archive.
